Home Inspections in Innisfil
Innisfil stretches along the west shore of Lake Simcoe, from Alcona and Lefroy to Gilford and Big Bay Point, with farm country and the village of Cookstown inland. That mix means very different homes: lakeside cottages turned into year-round houses, rural homes on wells and septic systems, and new subdivisions that are still filling in.
Innisfil has a character all its own. Alongside newer subdivisions, there are lakefront homes, older cottages converted to year-round living, and rural properties on well and septic, often with a high water table. No two inspections here are quite the same.
Innisfil Homes We Inspect
Lakeside and converted cottages in Alcona, Lefroy, Gilford and Sandy Cove. Many homes near the water started as summer cottages and were added onto and winterized over the years. We look closely at how the additions were built and joined, crawl spaces and foundations, insulation and air sealing, older wiring and plumbing, and signs of moisture from being close to the lake. Moisture can promote mold growth; see our mold and indoor air quality assessments.
Sandycove Acres. The manufactured and modular homes in this community have their own set of issues. Many sit on a metal chassis over block foundations, often with uninsulated, dirt-floor crawl spaces. Moisture from the soil can rust the chassis, lead to wood rot in the floors above, and promote mold and mildew growth, so encapsulation is often needed. We also find many older Federal Pioneer Stab-Lok electrical panels, which insurers and electricians often flag for evaluation or replacement. We recommend a licensed electrician review them.
Rural homes on wells and septic systems. Outside the settlement areas, many homes have a private well and a septic system. Innisfil runs a mandatory septic re-inspection program every five years for properties within 100 metres of the Lake Simcoe shoreline, a municipal well, or a river, stream, lake or pond in the Lake Simcoe watershed. For septic systems, and for WETT inspections of wood-burning appliances, we bring in trusted specialists in those fields, so you get an expert opinion on each system alongside our inspection. We don't test well water ourselves, but we can point you to simple test kits. Hard water is common across Barrie and Innisfil.
Older homes in Cookstown. Cookstown is a historic village with older homes on mature lots. We look at older foundations, past renovations, roofs, chimneys and electrical updates.
New subdivisions in Alcona and Lefroy. For brand-new homes, see our Tarion PDI and 11th-Month Warranty Inspections page.
What Living Near Lake Simcoe Means for Your Home
Moisture and humidity. Homes near the shore can see damp crawl spaces and basements, so we check for moisture, ventilation and drainage. Moisture can promote mold growth; see our mold and indoor air quality assessments.
Groundwater and spring thaw. Low lots near the lake can have high groundwater, so the sump pump, grading and downspouts matter. See our sump pump guide.
Winter wind and snow off the lake. Exposed homes take a beating, so we look at roofs, siding, windows and attic ventilation.

From Our Innisfil Inspections
Dirt-floor crawl spaces are common in Innisfil and the smaller communities around Barrie, especially under older cottages and converted homes. Bare soil lets moisture into the crawl space, and that moisture can promote mold and mildew growth. Many need proper encapsulation. We also often see earlier do-it-yourself encapsulations or repairs that don't fully control the moisture, so we look closely at how they were done. Where moisture is a concern, our certified mold and indoor air quality assessments can show what's in the air, with samples analyzed by an accredited lab.
Common Questions
Do you inspect cottages and seasonal homes? Yes. We inspect seasonal cottages, including cottages that have been converted to year-round homes. Conversions deserve a careful look at insulation, heating, plumbing, the foundation and the crawl space, since the home was often first built for summer use.
Do you test well water? We don't test well water ourselves, but we can point you to simple test kits.
Do you cover the rest of Simcoe County? Yes. We also inspect in Barrie, Bradford, Springwater, Oro-Medonte and across Simcoe County. See our Barrie home inspections page.
