Home Inspections in Barrie
Barrie is home base for Structured Property Inspections. We inspect every kind of home here, from century brick houses near downtown and Allandale to brand-new builds in the south end, and we know how Barrie's snow, freeze-thaw cycles and spring thaw show up in a house.
Structured Property Inspections is a Community Votes Platinum Award winner in Barrie and Simcoe County for 2025 and 2026.
Barrie has been home base for our office for the past four years. Many of our clients are from Barrie, and so are friends and family who own homes here. What we enjoy most about inspecting in Barrie is the mix: century homes near downtown, post-war bungalows, and brand-new builds, sometimes all in the same week.
Barrie Homes We Inspect
Older homes near Downtown and Allandale. Allandale is one of Barrie's oldest neighbourhoods, and many homes near the downtown core are over 100 years old. We look closely at older foundations and basement moisture, past renovations, older wiring, plaster walls, chimneys and insulation.
Post-war bungalows in the East End and Letitia Heights. Brick bungalows on large lots are common here. Homes from this era can have original windows, older electrical panels, aluminum wiring in some homes from the late 1960s and 1970s, signs of a former oil tank, older sewer lines and damp basements.
1980s to 2000s subdivisions in Holly, Painswick and Ardagh Bluffs. Many of these homes are reaching the age where the original furnace, air conditioner, roof and windows need replacing. Some homes from the 1980s and 1990s have poly-B plumbing, and finished basements can hide moisture problems.
New builds in the Mapleview area and Barrie's south end. For brand-new homes, see our Tarion PDI and 11th-Month Warranty Inspections page.
What Barrie's Weather Means for Your Home
Heavy snow. Lake-effect snow means big snow loads, and poor attic insulation or ventilation can lead to ice dams.
Freeze-thaw cycles. Water that gets into cracks freezes and expands, so we check grading, foundation walls, walkways and steps.
Spring thaw. Low areas near Kempenfelt Bay and the creeks can see high groundwater, so the sump pump and drainage matter. See our sump pump guide.
Radon. The Simcoe Muskoka District Health Unit encourages residents to test their homes for radon. Health Canada's guideline is 200 becquerels per cubic metre, and the only way to know your level is to test. We don't offer radon testing ourselves, but we're happy to help you arrange it. Health Canada recommends a long-term test of at least three months for an accurate result, because a short test on inspection day can read falsely high or falsely low.

From Our Barrie Inspections
A common one in Barrie: many homeowners are having their attic insulation topped up, which is a good investment. But in the process, the soffit vents often get blocked or partly covered. Without that airflow, the attic can't breathe. That can lead to ice damming in winter, and the trapped moisture can promote mold and mildew growth on the roof sheathing. It's an easy thing to miss and an easy thing to fix once it's found.
